The last child has graduated....
Soon you will join the thousands of empty Nestor's. You have arrived , at a new turning point in life. You brought them into your world,nurtured ,feed and clothed them, to this graduation .They will now spread their wings and start their new lives. You have done well...There is however one last rite to be performed,packing up and moving out.Remember your back is older than theirs,let them pack and move.You can operate a telephone to order pizza and coke for their friends that are here to help. Now you can enjoy them via email and/or the phone..relax you have earned it.

So you want to buy your first home
Always remember the five P's : Prior - Planning - Prevents - Poor - Performance.(Prior) Go to a lender of your choice get an approval letter for the amount you wish to spend on this home commensurate to your current income level.(Planning) take out a yellow/blue legal pad.Write down everything you want in your new home ie.,granite counter tops in kitchen..etc.The type of home you wish contemporary,tudor,rambler,a frame,custom built.Land size 1/4 of an acre to number of acres,water view,mountain view,etc.The zip code you wish to reside in with the tax base.(Prevents)Not doing the aforementioned may end your quest.(Poor) you may miss buying the home of your dreams.(Performance)Oh happy day you have settled on the home of your choice.....
Things that go bump in the night..
Have you ever been lying in bed sound asleep . You are awaken by the fact ,the ceiling fan has quit working,the air conditioner is not blowing cool air,the constant drip in the bathroom is now a roaring torrent of water,there are suddently small crawley creatures in your kitchen,the lighting is flicking,and the window in your bedroom will not open or shut or has a will of it's own...who are you going to call to address these issues..."Annie Lauler Property Management" of course! If you are not covered ,call 411 an ask for assistance , an by the way good luck with the things that go bump in the night....
what type of home would The Captain buy?
The Captain,would either buy a Pirate vessel with all the goodies a good crew attitude and/or a great landlubbers home by short sale,foreclosure or current depreceition due to the down turn in the local market.The Captain would either borrow the mortgage from himself via life insurance,equity loan from his crew or parents,or his current bank that he/she is working with. Sometimes dealing directly with a competent realtor can save you lots of aggrevation and money.
